Scheduling an inspection with the City of Pembroke Pines Building Department is simple. Follow the steps below to submit your request.
Step 1 – Choose How You Want to Schedule
Inspections can be scheduled using any of the following options:

Step 2 – Have Your Information Ready
To schedule your inspection, please provide the following:
Permit Number
Permit Discipline (Building, Electrical, Plumbing, Mechanical, etc.)
Inspection Type (listed on the back of your permit card)
Preferred Inspection Date
Best Contact information for inspector
Step 3 – Submit Your Request Before the Deadline
The City of Pembroke Pines Building Department operates:
Monday – Thursday | 7:00 AM – 6:00 PM
Inspection requests submitted before 3:00 PM will be scheduled for the next business day.
Requests submitted after 3:00 PM will be scheduled for the following business day.
Requests submitted after 3:00 PM on Thursday will be scheduled for Tuesday, the next business day.
β οΈ Important Reminder
Inspections cannot be scheduled if the permit has any pending items, such as:
Outstanding permit fees
License or insurance updates required
Pending Notice of Commencement (NOC), if applicable
Pending permit revisions
Active holds on the permit
Please ensure all items are resolved before requesting an inspection.
π‘ Tip: Having your permit card available will help you quickly locate the inspection type needed.
Inspection timeframes are available on the morning of your scheduled inspection after 8:00 AM. These timeframes provide an estimated window of when the inspector is expected to arrive.

Inspection routes are finalized at 8:00 AM each day.
Timeframes may be adjusted prior to 8:00 AM, so please check after this time for the most accurate estimate.
Inspection timeframes are approximate and may change due to inspection durations, traffic, weather, or field conditions.
πͺ Property Access
If your property requires special access, please contact your assigned inspector in advance. Examples include:
Gate or access codes
Pets in the yard
Locked fences or restricted areas
Scheduling conflicts
If you need to cancel or reschedule an inspection, please do so on the business day prior to your scheduled inspection.

β Failed Inspections
If an inspection fails, the inspector will provide notes identifying the corrections that must be made. Once the issues have been corrected, a re-inspection must be scheduled.
Common reasons inspections fail include:
Work not completed at the time of inspection
Work not matching approved plans
Code violations
Missing required documentation onsite
π² Re-Inspection Fees
Failed inspections may result in additional re-inspection fees as outlined in the City’s fee schedule. To avoid delays and additional costs, please ensure work is ready for inspection before scheduling.
