Major Current Projects

The Planning and Economic Development Department is responsible for processing development applications for all new development projects in addition to redevelopment projects. The goal of this page is to inform the public of  major current projects under  plan review or construction. This list includes a portion of the numerous projects underway in the City of Pembroke Pines. For more information please call 954-392-2100.

City Center

City Center Phase 2~Location: South of Pines Boulevard, West of Palm Avenue.

 The City has contracted with luxury Real Estate Developer, Terra Group develop an +/- 300,000 square foot lifestyle center along Pines Boulevard at the entrance to the City Center project. Phase 1 commercial has been constructed and multiple tenants have opened for business. Tenants include Publix, Coopers Hawk Winery, Outback Steakhouse, TMobile, Rooms To Go Patio, West Marine, Pembroke Pines Dental, Lash, Humana and Smoothie King. Phase II of the project is open and tenants include: Hobby Lobby, Colada Cuban Cafe, Legacy Fit, McCallisters Deli and Chuy's Tex Mex.Phase III is under construction and will consist of UFC Gym, Core Life restaurant, Maple Street Biscuit Company and Space Coast Credit Union.

City Center  also has three residential projects: Pines Garden, consisting of 387 units, Town with 365 units and City Center on 7th Apartments consisting of 700 units.   The residential components of the project help create a mix use live, work, play lifestyle.

The final phase of City Center construction will occur on the site of the former City Hall. Plans are still in progress, but an assisted living facility developed by Providence One has already been approved.

Pembroke Pointe Office Complex/ The Edison 

The Edison Building 1~Location: South of Pines Boulevard, West side of SW 145th Avenue

Duke Realty constructed an 147,000 square foot environmentally friendly office building on the 145th corridor, parallel to Interstate 75.  The project was completed in 2016.  The TPA group developed the second Class A office building called the Edison (160,000 square feet) and they are currently in the leasing phase. Upon completion, the project will consist of 347,000 square feet of class A office space.   The TPA group has recently applied to create a residential project south of the Edison to enhance the mixed use character of corridor. The proposed +/-9 acre project would have up to 350 units.  In addition, the TPA group is proposing two parking garages and an additional hotel space.

Memorial Hospital West Expansion

Memorial Cancer Institute

~Location: North of Pines Boulevard, East of Flamingo Road and south of 4th Street

The South Broward Hospital District, specifically Memorial Hospital West  is seeking to expand their Hospital District area and guidelines to the south on the site of the former Petco and Toys-R-Us parcels.  Memorial  Hospital West will demolish the existing retail building and develop a 120,000 square foot Memorial Cancer Institute on the site. The hospital district acquired the +/- 6.8 acre parcel in late 2018.  Construction is set to begin in summer 2021. (Rendering)

Merrick Square

Merrick Square

~Location: South of Pines Boulevard, East of 172nd.
DR Horton has obtained approval to redevelop the +/- 26 acre former school board annex parcel into a 211 unit town home community. The project will add to the City's tax roll as the property was previously exempt. Construction should begin on the project in fall 2021.

Tractor Supply Company

~Location: South of Pines Boulevard, east of 202 Ave.
The developer is proposing to construct a 21,000 square foot with 18,000 square foot outdoor sales area retail store on the vacant /-3 acre tract located east of the Pines 200 Plaza. The Tractor Supply Store is a national retailer established in 1938, the company has over 1,900 stores nationwide.

~Location: South of Pines Boulevard, East of Dykes Road (Former USPS Parcel)

 The Terra Group is redeveloping the Former +/- 350,000 square foot Postal Distribution Center. The north portion of the property will be developed into a vibrant shopping and restaurant venue with a gym, grocery store, post office as well as restaurant and retail spaces. Approved tenants include Publix, US Post Office, Regions Bank and Cheddar's Restaurant. Construction continues on the commercial space.

 The southern portion of the property is being developed as a residential town home project by Lennar. The City Commission approved the development of 165 town home units spread of 13.75 acres. Staff anticipates that construction of the town homes will begin in late 2021.
