City's Comprehensive Plan

The Comprehensive Plan contains: maps, standards, guidelines, and policy statements. It is the official long-range and comprehensive guide for growth and development in the City.


City's Evaluation and Appraisal Report (EAR)

On April 11, 2006, the South Florida Regional Planning Council determined that the City's Evaluation and Appraisal Report (EAR) is sufficient to meet the requirements of Section 163.3191, F.S. The City's EAR was adopted by the City Commission on February 1, 2006, by Resolution No. 3070.

Notice of Intent

The Florida Department of Economic Opportunity's State Land Planning Agency has completed its review of the comprehensive plan amendment adopted by the City of Pembroke Pines (Amendment No. 21-01ESR and Ordinance No. 1984 on March 2, 2022.  We have reviewed the amendment in accordance with the expedited state review process set forth in Section 163.3184(2) and (3), Florida Statutes, and identified no provision that necessitates a challenge of the Ordinance adopting the amendment.
