Raintree Golf Course Property
On January 10, 2012 the City Commission approved the sale of +/-33 acres to Hoyer Homes LLC. The developer received site plan approval to build 110 single family units on this property and the project is known as the Estates of Mayfair (Location map).

On November 19, 2013, the City agreed to sell an additional +/- 80 acres of the golf course to Hoyer Homes LLC for the purposes of developing single family and townhome units. The project is known as the Estates of Mayfair II (Location map). The second sale is contingent upon the developer, Hoyer Homes LLC, receiving approvals including zoning and land use changes to develop additional residential units.

In addition to the properties being purchased from the City, a +/- 11 acre parcel known as Raintree Townhomes is also being considered for residential development (Location Map). Previously, an assisted living facility (ALF) was being considered for this property.

Currently, the entire golf course property can be developed fora total of 309 units. If all of the applications referenced below are approved, a maximum of 516 single family and townhouse units could potentially be constructed subject to site plan approval.

As of September 23, 2014, site plans that detail the location of the proposed homes, roadways and waterways have not been submitted by the developer(s). The only approved site plan is for the Estates of Mayfair inconjunction with the first land sale. Hoyer Homes LLC has partnered with Standard Pacific Homes to complete the Estates of Mayfair and Raintree Town Home projects.

A summary of the pending development applications are listed below.

1. PH 2013-04 (Land Use Plan Amendment)
Applicant: City of Pembroke Pines and Hoyer Homes LLC
• Planning and Zoning Meeting Date: January 23, 2014
• City Commission Meeting Date: February 19, 2014 (Project to be deferred from February 19 to March 5, 2014) and Final Adoption could occur in late 2014.
Scheduled to be heard by City Commission on October 1, 2014 and October 15, 2014

Subject of Application: The application proposes to change the Land Use Designation from Irregular Residential 5.2 to Irregular Residential 5.52 for the purpose of developing 207 dwelling units on approximately 76 ± acres in the Amendment Area consisting of 104 single family and 103 townhome dwelling units for the Pembroke Lakes South / The Hoyer Homes at Raintree property which is generally located on the north side of Pembroke Road between Flamingo Road and Hiatus Road (Location map). The subject property is a portion of the 566 acres Pembroke Lakes South plat. The proposed land use plan amendment will not effect the Commercial properties within the 566 acre tract.

2. ZC 2013-04 (Zoning Change) ** THIS APPLICATION HAS BEEN APPROVED**

Applicant: City of Pembroke Pines and Hoyer Homes LLC
• Planning and Zoning Meeting Date: January 9, 2014
• City Commission Meeting Dates: February 5, 2014 and March 5, 2014

Subject of Application: the application proposes, a zoning change from R-1C (One-family Dwelling District) to R-4 (Apartments District) for the Estates at Mayfair II property generally located on the north side of Pembroke Road, west of Hiatus Road, containing 49.318 acres more or less (Location map).

3. ZC 2013-02 (Zoning Change)  ** THIS APPLICATION HAS BEEN APPROVED**
Applicant: Raintree Development of Broward, LLC
• Planning and Zoning Meeting Date: December 12, 2013
• City Commission Meeting Dates: January 15, 2014 and February 5, 2014

Subject of Application: To consider, at the request of Raintree Development of Broward, LLC, a zoning change from A-1 (Limited Agricultural District) to TH-12 (Townhouse District) for the Raintree Townhomes property generally located on the north side of Pembroke Road, west of Hiatus Road, containing 10.82 acres more or less (Location map).
